Indentifying Homes for Improvement
We currently hold stock condition data on all our properties.
We have information on all major external and internal components of each property, from front doors to boilers.
To keep our information as up to date as possible we aim to survey our housing stock every 5 years. An independent team of building surveyors carry out these surveys and report back to Raven accordingly.
Each property is assessed independently. The surveyor will inspect the condition of each component within the property and make an assessment on its current age and its expected remaining life.
Each component has a defined ‘lifespan’ which acts as a guide to determine when that component would typically need updating (e.g. for a kitchen this would be 25 years) however the actual condition of the component could extend/reduce this time frame. Please see our Decent Homes Standard for more information on the criteria our properties are assessed against.
Our stock condition data forms the basis of our works planning. We are able to identify which properties need work done first and plan our programmes to reflect this.
Our Repairs team also reference this data to ensure that repairs are not carried out on components that are due for replacement.
