Decent Homes Plus

 

Following on from the successful completion of the Decent Homes Programme 2009/10, we have now started a new programme of works for  2011/12. In consultation with residents and other parties, Raven has sought to develop a Decent Home Plus standard which will build on the standards already achieved as part of Decent Homes.

Under Decent Homes Plus we prioritise individual properties according to the age of its kitchen and bathroom and its remaining anticipated life. For this year's bathroom and kitchen refurbishment programmes we have used the following age criteria to identify the properties that need improving:-

  • a kitchen is deemed eligible if it is assessed as 25 years old (or older) and has a remaining life of less than 3 years.
  • a bathroom is deemed eligible if it is assessed as being 35 years (or older).

Letters have already gone out to those residents whose homes will be improved this year with all work being subject to survey. If you have not received a letter this means that your kitchen or bathroom has been assessed as being less than 25 and 35 years old respectively.

Although our primary focus in 2011 is kitchens and bathrooms, the Asset Management team will also be working on electrical upgrades, heating and boiler replacements as well as external works such as roof and chimney replacements and energy efficiency measures.

We aim to deliver the full Decent Homes Plus standard by 2014. We will continue to assess properties to ensure that necessary improvements are made.

Additionally for future programmes we intend to develop the kitchen and bathrom criteria to target kitchens that are 20 years or older and bathrooms that are 30 years or older.
